We wish to object, as there are location/boundary issues, whereby an area of the site is inaccessible with the proposed building touching the boundary in places. Orientation is such that the front door is accessed at the side of the property – not overlooking the vehicle entrance. The D&A statement notes that entrances will be level as required by Part 10 of the building regulations. Part 10 of the regs actually relates to Local Authority testing of buildings to ensure compliance. The requirement for level entrances is in Part M (!). The overall appearance is not in keeping with the vernacular references in the emerging Lenham Neighbourhood Plan Quality Design Policy. The lack of sufficient space for large utility and emergency vehicles using the turning circle immediately in front to the proposed dwelling is of concern. A dwelling on this site has previously been objected to by LPC and MBC as it is very close to the safety buffer strip between Royton Avenue and Ashford Road (A20).

We note the entrance is larger than is required for agricultural purposes.
Cllr. Ballard will check that the recent drainage works from the Paddocks development has been satisfactorily completed as per the arrangement.
Cllr. Walmsley will forward to the Clerk, the Gipps Oast prior notification notice which was erroneously sent to Harrietsham PC. It was agreed subject to clarification of the application further discussions would take place once the full application is received.
4. NEIGHBOURHOOD PLAN REPORT
A positive meeting with KCC and MBC resolved various infrastructure objections concerning education and highway provision. An action plan to take forward agreements from the meeting is being produced. Subject to confirmation, a meeting with LPC, KCC & MBC will be organised for early May.
Following the useful information and support received from Borough Cllr. J Sams and County Cllr.
S Prendergast, concerning the letter of the 27thMarch from MBC, a meeting with the heads of the planning department at MBC will be held as soon as possible, in order to move forward in cooperation, the progress of NHP Regulation 16.
The meeting will be attended by the NHP chairman, S MacKenzie, the LPC Chairman, R Greenwood and the NHP consultant, P McCreery.
An update as to the plan progress will be presented at the Annual Parish Assembly on Thursday April 25th.
